Properties and Units

What a property and a unit are in Seamless Tenants, and what each of their details does.

A property is a building or house you rent out. A unit is the part of it a tenant rents: an apartment, a suite, or the whole house. Tenants, with their leases and invoices, belong to a unit, so add a property and its units before anything else. Add a Property walks through it.

Properties are under General > Properties in the menu.

  • Single Unit is a house or anything else rented as one. It always has exactly one unit, which you edit on the property’s House Details tab.
  • Multi Unit is a building with several units, such as an apartment complex. You add its units on the property’s Units tab.

You can change a property’s type while it has one unit or none. A Multi Unit property with no units gets its one unit when it becomes Single Unit, and Seamless Tenants says how much when that adds to your bill. A property with more units keeps its type.

  • Property Usage: Residential or Commercial.
  • Plot Size, in square feet, and the address.
  • Bank: the bank that tenants’ online payments at this property are recorded to, as the Bank Ledger Report shows. The Properties table can show it and filter by it. The field only shows once you’ve added a bank under Manage > My Organization > Bank Information.
  • Select Amenities and Select Location Tags: labels such as “Pool” or “Downtown”. Pick from your organization’s list, or type a new one to add it. You can edit the lists under Manage > My Organization.

Under Payments:

  • Default Late Fee: the fee added to a tenant’s invoice that’s past due and unpaid.
  • Default Due Date Interval: how many days after an invoice is made it’s due.
  • Merchant Account Override: the merchant account the property’s online payments go to. Leave it empty to use your organization’s default account, which the field shows. It only shows when your organization has merchant accounts.

New leases at the property start with its late fee and due date interval, and you can change them on each lease.

  • Number: the unit’s number, such as 101. A Single Unit property’s unit has no number, and lists show N/A.
  • Size, in square feet, No of Bedrooms and No of Bathrooms.
  • Rent: the monthly rent. A new lease for the unit starts with it.
  • Furnishment: Fully-Furnished, Semi-Furnished or Unfurnished.
  • Select Features: labels such as “Balcony”. Pick from your organization’s list, or type a new one to add it.

A unit’s Availability Status is Vacant or Occupied. Seamless Tenants sets it, so you can’t change it by hand:

  • A unit becomes Occupied when you add its tenant.
  • It’s Vacant again on the day its last tenant moves out.

A property’s card on the Properties page counts its vacant and occupied units.

Your Seamless Tenants plan may charge for each unit. When adding a unit adds to your bill, Seamless Tenants says how much and asks you to confirm before it saves the unit. A Single Unit property’s unit counts too, so you’re asked when you add the property.

Deleting a unit or property takes its units off your bill.
